Our founders, lenders

Dr. Anthony
Knight, one of our founders, has raised millions of
dollars in equity capital previously for another venture
he was involved in and has funded loans in excess of
$ 1 million at an unheard of 100% loan to value
ratio for land acquisition where the land was the
only collateral without future value calculated into
the equation. In the same transaction a 90% bank
loan was followed by a 10% private money loan 2nd
mortgage (deed of trust), providing a 100%
combined loan to value ratio for property
acquisition using creative financing, without regard
to future value.
Mr. Knight holds a B.A. in
economics and a Juris Doctor degree with
concentration on real estate courses. He has previously
worked in mortgage operations with loan volume of
over $ 200 million per year where he worked on
development, residential, commercial, industrial and
land transactions. He has experience in providing
prime, sub-prime and hard money loans.
Our traditional
guidelines usually provide loan to value ratios of
65% to 70%, however, once a relationship is
established, it is possible to go higher on the loan
to value ratio on subsequent transactions in some
cases.
